Homestead is a complete, full service land title agency.

We manage residential, farm and commercial transactions. These include cash purchases, seller-financing, and traditional mortgage lending through banks or credit unions. As a fully insured and bonded escrow agency, we professionally and reliably handle the closing process from start to finish. We are a licensed title insurance agency. Our lawyers are insurance agents of Stewart Title, a nationally recognized and secure title insurance company. We can issue mortgage and owners policies, closing protection letters and other documentation.

  • Purchasing a home may be the biggest investment you make. As with every investment, you have done your research and know you have found the home for you. While the house and land may be tangible, visible assets, the actual title to own and possess the property is not. That is where we come in. We research the title, examine all current and previous owners and interest holders, as well as any open mortgages, liens, judgments or taxes. We ensure that your purchase is exactly what you are expecting and facilitate the transfer of the title from seller to buyer.

Figuring that out is a key part of the buying decision, but in land sales, this can seem a bit complicated for the buyer. Unlike residential home sales, there often are not recent sales of comparable tracts nearby to compare a price with. Thankfully, you are not in this alone.   • Can anybody do a land title search? What information do I need to have?

    Land titles are public records. Anyone with the right knowledge and resources can do a search. To do a land title search, you should have the property’s address, the deed number and the lot number. You should also have the folio and volume number of the Certificate of Title. You can also use the owner’s full name, but this is not as accurate, as there are times when there may be multiple persons having the same name as the owner. Also, there can be more than one titleholder.

    How long does the closing process take?

    You and the seller agree on a closing date; however, this date is not set in stone and can change for many reasons. Buying a new home and/or property is an exciting process, but there can be challenges and frustrations that come along with closing on a mortgage.

    What is title insurance and why do I need to buy it?

    Title insurance is a product that insures the title to protect the buyer and lender. The two types of title insurance policies that are issued in most real estate closings are Owner’s Title Insurance and Lender’s Title Insurance. An Owner’s Title Insurance Policy ensures the property deed has good title to the property at the time of the deed recording that conveys ownership of the property to the purchaser. The lender’s policy insures the lender that the mortgage is a valid and enforceable lien. Typically, when both an owner’s and lender’s title insurance policy is purchased at the time of closing, there is discounted pricing available to the purchaser.
